Running a great live guided tour: best practices
The strength of a VistaVisit tour is precisely that it isn't a classic virtual tour clients wander through alone. But that advantage becomes a risk if the live delivery is hesitant: a client who senses the agent searching for words loses the magic of the moment.
Prepare a clear starting point. Always open on the room that sells the property best — often the living room or the view — rather than the default entryway. The first thirty seconds set the tone for the rest of the tour.
Leave room for silence. The natural instinct is to fill every second with commentary, but a client discovering a room needs a moment to look before they listen. Describe it, then stay quiet for a few seconds and let them look around — the camera sync does the rest.
Anticipate questions by objective. A buyer (SALE) will ask technical questions — energy rating, service charges, recent work. A tenant (LONG_TERM) will focus on practical amenities. A traveler (SEASONAL) will want to see the pool and the outdoor space first. Adapt the order of your walkthrough to the appointment's profile instead of always following the same route.
End on an action, not a silence. A tour that ends without a clear next step leaves the client on their own. Explicitly restate the available call to action (offer, application, booking option) before you hang up.
